Terms of use
1. What we do
ChennaiNest is a rental brokerage in Chennai. We help tenants find homes and help owners find tenants. We introduce the parties, arrange visits and help with the paperwork. The tenancy itself is between the owner and the tenant; we are not the landlord and not a party to it unless we say so in writing.
2. Using this website
You may use this website to learn about our service and to reach our forms. You agree to give accurate information, not to misuse the forms (for example, by submitting false or someone else’s details), and not to try to disrupt or copy the site. Content on this website, including our name, logo and designs, belongs to ChennaiNest. Instagram reels belong to us and Instagram’s embed terms apply to the embed.
3. Listings and availability
We check homes before we post them and only market a property with the owner’s permission. Homes are let quickly, so details such as rent, deposit and availability can change without notice. We confirm availability with you before a visit. Photos and reels are a guide; please inspect the home before you commit.
4. Brokerage
Enquiring, getting matched and visiting homes are free. Our brokerage is typically one month’s rent. The exact amount depends on the circumstances of the home and the tenancy, and we tell you the figure in writing before you pay any token or commit. If an owner pays our brokerage, we tell the owner in the same way. Brokerage is separate from rent, deposit and any other amount, and we do not accept brokerage in any form not agreed in writing.
5. Bookings and tokens
A home is booked only when the token amount is received and recorded and we confirm it to you in writing. A verbal promise, a message of interest or a visit does not hold a home. Whether a token is refundable, and in what circumstances, will be stated in the written confirmation we send you; read it before you pay.
6. Fair access
We follow the law in force when we market homes and match tenants. We do not accept or publish listing conditions that are unlawful. Owners remain responsible for the conditions they set for their own property within the law.
7. Your responsibilities
- Tenants: give true details, visit on the agreed slots, and read the tenancy agreement before signing.
- Owners: confirm that you are the owner or authorised to let the property, tell us about the property’s true condition, and keep us updated on availability.
- Tenancy agreements should be in writing and handled as the law requires, including the Tamil Nadu Regulation of Rights and Responsibilities of Landlords and Tenants Act, 2017, where it applies.
8. Limits on our responsibility
We work hard to give accurate information, but we rely partly on what owners tell us. To the extent the law allows, we are not responsible for losses that arise from an owner’s or tenant’s own acts, or from events outside our control. Nothing in these terms limits liability that cannot be limited by law, and nothing here limits your rights as a consumer.
9. Privacy
How we handle personal data is explained in our privacy notice.
10. Disputes and law
Please tell us about any concern first through one of our forms and give us a fair chance to put it right. These terms are governed by the laws of India. Subject to any rights you have under law, the courts at Chennai, Tamil Nadu have jurisdiction.
11. Changes
We may update these terms. The version on this page, with its date, is the one that applies from that date.
